New Home Pre-Settlement Home Inspections

Many people think a new home does not require an inspection. After all, it’s new, right? It shouldn’t have any problems. And the builder will correct any problems that come up any way, won’t he? (Not necessarily). Besides, the county building inspector looked at it (along with 15 others that day).

More people are having their new home inspected prior to settlement all the time. I do this type of inspection regularly. Yes the house is new, but its construction requires the coordination of 100’s or 1000’s of details performed by dozens of different subcontractors. It is very easy to make mistakes, and very difficult for the builder to catch them all. Even the best builders miss items. Surprisingly, a new home inspection often takes as long as that of an existing home, usually about 3 hours. I am looking for different types of problems than those that occur in older homes, including cosmetic issues which are not typically part of an existing home inspection. When you walk through your newly completed home, you are filled with excitement and blinded by bright white paint. You won’t see the types of defects a qualified inspector is trained to look for. Armed with your new home inspection report with list of identified defects, you will be ready for your pre-settlement walk through with the builder and can request corrections prior to settlement instead of … later.

Partial Inspections:
Inspections of a particular system, component, appliance etc.

Home Repair Consulting:
Ensure that the correct materials are used and repairs are performed properly by your contractor.

Expert Witness Testimony:
When home improvements or repairs go badly you need professional evaluation, documentation, and if required an expert witness to protect your interests.
